The property is a Victorian mid terrace family home near to Clapton Pond.

The principal objective was to remove and replace the existing low-quality side infill extension and reconfigure the existing ground floor kitchen and utility spaces to provide a single open plan kitchen, dining and living space.

The secondary objective was to relocate the existing utility functions and create a family shower room within the existing partial basement. During the construction works the scope developed to include a guest bedroom and light-well within the basement.

The extended kitchen/ living area has been configured to provide distinct zones for the kitchen, dining area and living space. Views and access to the rear garden are improved and daylight is brought into the deepest part of the plan (where the kitchen is located) with wide format flush fitting roof lights. The galley kitchen provides a vantage point across the open plan space and into the garden, with dining and living spaces benefitting from direct views and access to the garden.

The existing partial basement has been configured to minimise costly underpinning whilst providing a semi-autonomous guest suite, together with a separate utility space freeing up valuable space in the new open plan kitchen/ living space above.

A simple palette of materials and standard products are used throughout to provide an efficient construction process whilst also creating a high quality and simple modern aesthetic.
